They always say there are three things to consider when buying real estate: location, location, location. That may have been a hard and fast rule before, but today two other things have also proven important in choosing a condo home: brand and design.
Shang Properties Inc. (SPI)— the developer of high-end residential condominiums such as Horizon Homes at Shangri-La at the Fort, St. Francis Shangri-La Place, One Shangri-La Place, Shang Salcedo Place, and The Rise Makati— has put together all three elements in its new development, Shang Residences at Wack Wack, which was launched just three weeks ago.
With spectacular views of Wack Wack golf course and the Makati skyline, Shang Wack Wack was designed to be a sanctuary in the city.
The 50-storey Shang Wack Wack’s location is just off Shaw Boulevard and inside the Wack Wack enclave. This landmark district is an important hub for business and lifestyle, with prestigious schools and universities, world-class medical facilities, and top shopping and entertainment centers within the area. It also allows for easy travel to and from key cities, including San Juan, Pasig, Mandaluyong, and Makati. Major thoroughfares area easily accessible, so even Quezon City and Manila are a quick drive away.
Shang Properties marketing director Milen G. Treichler says, “The location in itself is pretty unique. The fact that it is right across a golf course— in the middle of the hustle and bustle of the city— is a very special and the views are priceless.”
She adds that this pretty much dictated the design of the building. The wider façade faces the golf course while the other side has views of the Makati skyline.
“We designed it, like a resort getaway because we realized that people today are into wellness and healthy living. The patch of green makes it a nice urban retreat.”
Because the inspiration is resort living, all units have balconies and with panoramic windows to take advantage of the views. Slatted wood and earth tones are used throughout the interiors and public spaces, giving the building a breezy feel.
There are pools for adults and children, cabanas, a running path, a fitness center and function rooms on the second level.
Unlike SPI’s other developments which have commercial spaces on the ground floor or are attached to Shangri-La Plaza Mall, the new property is purely residential, “We intentionally didn’t put a commercial section at all because we wanted it exclusively for the residents. Besides just outside the property are malls and supermarkets.”
“We’re very strict about the security of our residents and our buildings, so we wont allow owners to include their units on Airbnb, but of course they can lease it out on long term, which is a better option for those who buy as an investment,” she says. “Our property management will help investors sell or rent their units out.”
Like all SPI residential condominiums, the luxury is also found in the spaces themselves— units start at 80 sqm. for one bedroom and 200-plus sqm. for three bedrooms; prices from P18 million to P53 million and up.
“Shang Residences Wack Wack buyers have the same profile of our typical buyers, who are young married couples, older professionals and empty nesters. Wack Wack Village is a classic example of a subdivision with big family homes. I would think that a lot of residents are now empty nesters who want to downscale but not move too far away.”
